Findings

The Foundry at Logan Square is a well-managed new development that successfully integrates into one of Chicago's most dynamic neighborhoods. The transit-oriented design and industrial-chic aesthetic are thoughtfully executed.

As a new building (2024), the construction quality appears solid with no apparent settling or finishing issues. Smart home features work reliably and the energy efficiency is notable — residents report lower-than-expected utility costs.

Management communication is strong, with a functional app and responsive team. The move-in experience has received consistently positive feedback.

Amenities are good but not outstanding for the price point. The gym is functional but compact, and the dog park is undersized for the number of pet-owning residents. The rooftop deck, however, is a genuine highlight.

Security is adequate with FOB access and camera coverage, though the building would benefit from a security presence during evening hours.

Recommendations

1. Expand the fitness center footprint if possible, or add outdoor fitness equipment on the roof
2. Enlarge the dog park or add a second pet relief area
3. Add evening security patrol, especially on weekends
4. Consider adding guest suite(s) that residents can reserve for visitors
5. Continue building community through neighborhood-focused events
