Findings

Lakewood Commons has significant deficiencies that require immediate attention. The most pressing concern is the ongoing pest control issue — multiple tenants report persistent cockroach infestations that have not been adequately addressed despite repeated treatments.

Maintenance response times are well below industry standards. Non-emergency requests average 18 days to resolution, with many repairs being temporary fixes that require follow-up.

The building's common areas show years of deferred maintenance. Hallway carpeting is visibly worn and stained. The laundry room has 3 of 8 machines out of service during our inspection.

Security measures are minimal — the front entrance lock was broken during our visit, and security cameras in the parking lot appear non-functional.

On a positive note, the building's location near the lakefront is excellent, and individual unit sizes are generous for the price point.

Recommendations

1. Engage a professional pest control service for building-wide treatment and ongoing prevention
2. Hire additional maintenance staff to reduce response times to under 5 business days
3. Replace worn hallway carpeting and repaint common areas
4. Repair or replace all laundry machines and implement a maintenance schedule
5. Fix front entrance security and audit all camera systems
6. Establish a formal resident communication plan for building updates
